HOMEOWNERS ACROSS TEXAS

Texas appraisal districts reassess residential property values each year. These values directly affect the amount of property tax owed and may not always reflect current market conditions, property characteristics, or equal appraisal compared to similar homes.

Texas True Tax assists residential property owners with reviewing and protesting appraisals in accordance with the Texas Property Tax Code.

HOW TEXAS TRUE TAX HELPS

We provide professional representation throughout the residential protest process, including:

  • Reviewing the annual Notice of Appraised Value
  • Preparing and filing the Notice of Protest and related forms
  • Organizing and presenting supporting evidence when appropriate
  • Attending informal conferences and Appraisal Review Board (ARB) hearings
  • Advising when a correction may be more appropriate than a protest

SUPPORTING DOCUMENTATION WE MAY REQUEST

When appropriate, Texas True Tax may request supporting documentation to help demonstrate market value, condition, or equity issues. For residential properties, this often includes PIE:

  • Pictures – Photos showing condition issues, needed repairs, or property features
  • Invoices – Repair invoices or contractor bills related to property condition
  • Estimates – Written estimates for deferred maintenance or repairs

Not every protest requires all items. Documentation is requested only when helpful and appropriate for the specific property.


Documentation is requested only after engagement and only when relevant.

RESIDENTIAL PROPERTIES WE HANDLE

Texas True Tax works with:

  • Primary residences
  • Second homes and vacation properties
  • Rental and income-producing residential properties
  • Condominiums and townhomes
  • Residential properties located in multiple Texas counties

FEE STRUCTURE

Residential services are provided on a contingency basis:

  • No upfront fees
  • A fee is earned only if a reduction results in tax savings
  • No savings, no fee

KEY DATES TO KNOW

  • April–May: Notices of Appraised Value are typically mailed
  • May 15: General deadline to file a protest
  • 30 days after notice: If the notice is delivered later, the deadline may extend

Missing deadlines may limit protest rights for that tax year, though certain corrections may still be available in limited circumstances.

WHY REVIEW YOUR VALUE ANNUALLY

Residential properties are reappraised each year. Even without changes to the home, market conditions, modeling assumptions, or data inaccuracies can affect valuation. Annual review helps ensure fairness, accuracy, and consistency over time.
